Spoiler: The market’s still wild, but at least it’s our kind of wild.
Ah, June. The month of graduation parties, backyard BBQs, and house hunters trying to decide if they’re more afraid of interest rates or bidding wars. If you’ve been anywhere near the Pittsburgh real estate market lately, you probably already know: it’s been a little chaotic, a little competitive, and honestly, a little sweaty. (Because Pittsburgh humidity spares no one. Especially during showings in non-air-conditioned houses.)
So what did June 2025 teach us about buying and selling homes in the ‘Burgh? Buckle up. Let’s review.
Buyers showed up this June. Offers were made. Homes were stalked. Price escalation addendums were flying around like graduation caps. But here’s the twist: buyers are still competitive, but they’re also strategic. We saw more appraisal gaps, more waived contingencies (shoutout to the brave souls skipping inspections), and more conversations that began with, “Okay, how badly do you want this house?”
Rates stayed higher than anyone wanted, but life marches on, and people still need more space, different school districts, or fewer stairs. (Your knees will thank you.)
If your home was priced right and showed well, you probably had a good June. Multiple offers weren’t guaranteed, but they weren’t rare either. Updated kitchens continued to steal hearts, and so did backyards that didn’t double as jungles. Homes with quirks? Still selling, just maybe not with 14 offers in the first 10 minutes.
And yes, even homes listed under value to spark a bidding war still saw plenty of action. But overpricing? Still the fastest way to sit on the market while everyone else is at closing.
South Hills? Still a favorite. Lawrenceville? Still trendy. North Hills? Still quietly crushing it. Anything walkable, charming, and within a 30-minute drive of a decent Sheetz continued to thrive.
If you're a buyer: preparation is everything. Get that pre-approval, know your numbers, and work with an agent who can write a clean, compelling offer faster than you can say “hand money.” (Hi, that’s me.)
If you're a seller: June confirmed that presentation and pricing still rule. Staging helps. Good photos help. And pricing your home based on what your neighbor actually sold for, not what they “think they could’ve gotten”, is still the best move.
June taught us that Pittsburgh’s market is still moving at a steady clip, even if everyone’s sweating through their polos while doing it. Buyers are adapting. Sellers are adjusting.
